Real estate development is a multifaceted business, encompassing activities that range from the renovation and re-lease of existing buildings to the purchase of raw land and the sale of improved parcels to others. Developers buy land, finance real estate deals, build or have builders build projects, create, imagine, control and orchestrate the process of development from the beginning to end. Developers usually take the greatest risk in the creation or renovation of real estate—and receive the greatest rewards. Typically, developers purchase a tract of land, determine the marketing of the property, develop the building program and design, obtain the necessary public approval and financing, build the structure, and lease, manage, and ultimately sell it. Developers work with many different counterparts along each step of this process, including architects, city planners, engineers, surveyors, inspectors, contractors, leasing agents and more. Shildon is a town in County Durham, in England. It is situated 2 miles to the south east of Bishop Auckland and 11 miles north of Darlington. It is 13 miles away from Durham, 23 miles from Sunderland and 23 miles from Newcastle-upon-Tyne. Shildon is part of the Bishop Auckland parliamentary constituency.
Shildon is considered to be the "cradle of the railways". The town grew considerably when the Stockton and Darlington Railway established its workshops there in 1825. The company owned much of the land, and the population grew to around 9000.
Today, Shildon''s connections with the birth of the railway industry, notably through the efforts of Timothy Hackworth, are marked by the Locomotion Museum, which opened in September 2004 and is part of the National Railway Museum. Daniel Adamson, Hackworth''s apprentice and a renowned engineer in his own right, was born in Shildon.
